ROOF PARTY

The Vermeer Board of Directors invites all residents to
celebrate the summer solstice, meet new and long-time neighbors,
and enjoy the view and a light picnic supper.
JULY
4th
The
Macy’s Independence Day fireworks this year will
again be on the Hudson providing a great show from
the Vermeer roof. At approximately 9:20PM on July
4th, the 26-minute display will be set off from six
barges positioned between 24th and 50th Streets on
the Hudson River.
All residents are reminded that there is a limit on July
4th of 2 guests per apartment on the roof. Extra
staff will be on duty to enforce this rule.
ANIMAL SHELTER DRIVE A HUGE SUCCESS
The Fifth Annual Animal Shelter Drive resulted in several
car loads of supplies, including animal food and toys, for
the city shelter on 110th
Street. The committee also forwarded cash donations totaling
$1,303.00 to care for animals waiting adoption. Extra food
and supplies were donated by Pamper UR Pets on West 16th
Street and The Pet Parade on West 10th Street.
The Vermeer Companion Animal Committee thanks
the many shareholders who worked on and contributed
to this annual labor of love for the animals.
MAIL
BOXES MOVE
Attentive readers of lobby notices will know that the
blue USPC mail boxes once in front of the building on
the northeast corner of 7th Ave and 14th Street have
been moved to the west side of street. The move is
designed to make pick up by postal trucks more
efficient. The two boxes on the southwest corner and
the box on the northwest corner have scheduled pick
ups weekdays at 7 AM and 4 PM and at 11 AM on
Saturday. A box on the southwest corner of 7th Ave.
and 15th St. will have pickups weekdays at 4 PM and
11 AM on Saturday.
The mail slot in the lobby beyond the elevators still
works and will be picked up by the letter carriers after
they distribute our mail.
BIKE ROOM ENLARGED
Twenty-two spaces have been freed up in the bike room through
a process of re-registration and the addition of a new rack.
This will result in a significant reduction in our waiting
list for spaces. Anyone who wants a space or has one they

COMPUTER
PACKAGE TRACKING
The installation of a new computer system to track packages
delivered to the building was delayed because a new, less
expensive firm was identified. The installation should go
ahead in the next few months,
once a contract has been signed.
TREE
PIT FLOWERS
Someone has been stealing begonias from the tree pi ts in
fro nt of th e building. As a trial , some netting is being
installed to try to better protect flowers. Aanyone who
sees flowers being stolen should let the doorman know immediately.
COMMITTEES
SEEK VOLUNTEERS
The Vermeer Board hopes shareholders will become more involved
with the building. Anyone who wants to join a committee
should leave a message at the front desk for the relevant
committee chair. Board
members are happy to answer questions about their committees.
MAY
ANNUAL MEETING REVIEWS THE STATE OF THE VERMEER
Share holders who attended the May 10th annual meeting heard
that the Vermeer is in good financial shape, as noted in
the Audit Financial Statement, and good physical shape,
as reported by the Vermeer's
architect.
The location, large rooms , healthy reserve fund and low
maintenance continue to make our apartments desirable properties.
In recent months, realtors say realistically priced apartments
have sold quickly.
In the past year, the board has approved 25 refinance, 18
purchase and 10 sublet applications. Most of the apartments
sold in the past year were alcove studios with sale prices
ranging from $420 to $520 thousand. In addition, two one-bedrooms
without dining alcoves sold for $615,000 and $649,000; three
one-bedrooms with dining alcoves sold for between $632 and
$680 thousand; and two two-bedrooms sold for $909,000 and
$999,500.
With the new commercial leases, the board believes we
are close to having sufficient funds to tackle the window
project as well as provide a cushion for unanticipated expenses.
NEW
WINDOWS
The Vermeer’s architect, Nick Melone, reported to the meeting
on the recent inspection of the building’s three thousand
windows.
The windows, which were last replaced in 1980 and 1981,
are nearing the end of their useful life. One in five were
found to be leaking significantly. Many have broken window
gaskets, seals, balances or hardware. In addition, these
windows are no longer energy
efficient.
The board has begun meeting with contractors in order to
review the various options. Once the board receives estimates
, it will hold follow-up meetings with interested shareholders
on window types and cost
estimates. It was explained that while there are no plans
to begin work in 2010, the board might plan to begin in
2011 or 2012, depending upon the bids received and where
we are with our reserve fund at
that time.
Anyone with immediate window problems should file a
work order at the front desk.
COMMUNITY
EFFORTS FAIL TO BLOCK NEWSSTAND
Depsite the opposition of elected officials, thecommunity
board, and many in the neighborhood, a newsstand is near
completion on the NE corner of 7th Avenue and 15th. The
newsstand is being built by Cemusa,a street furniture company,
that has a 20 year contract which it says will bring the
city $1.4 billion. The newsstand will be run by an individual
licensee.
